Help

This is the BuyBloc user manual. It is for people who want to buy a home or land in Hyderabad. It shows you how to use the site and its guide, Mappi. Each part is short. You can read it from the top, or jump to the part you need. BuyBloc reports what public records and maps show, and it names the source each time. It does not tell you that a plot or a flat is good to buy, and nothing here is legal or money advice. If you are stuck, tap Mappi in the corner of any page, or write to the contact at the foot of the page.

Getting started

What BuyBloc is

BuyBloc helps you check a home or a plot in Hyderabad before you buy.

For a flat, a project or a piece of land, BuyBloc brings together what public records and maps show:

  • lakes and flood records
  • the master plan
  • roads and metro
  • schools and hospitals
  • prices
  • the project's RERA filing

Every figure names its source. Most carry a confidence level, so you can see how far to rely on them.

You can also compare projects, join other buyers in a buying group, and ask questions in the BuyRight forum.

BuyBloc covers Hyderabad and its surroundings. Project records cover all of Telangana, from TS-RERA. Map layers are added area by area, so a layer may show nothing in a place we have not reached yet.

What Mappi is

Mappi is the guide in the corner of every page.

  • He gives short tips for the page you are on.
  • He can walk you round a page in a tour.
  • He opens Ask, where you can ask about a place or a rule.
  • He understands short commands, typed or spoken, such as "privacy for Anvita Ivana 2".

Mappi reports what the records show. He does not say that a place is good or that something is fine to do. He tells you which office to ask. You can read more in the part Talking to Mappi.

Who pays BuyBloc

BuyBloc has channel-partner agreements with a number of developers, and the developers pay BuyBloc. BuyBloc also tells buyers what is good and what is wrong with projects.

Every report and scorecard states BuyBloc's relationship with that project's developer. It is one of three things: channel partner, none recorded, or uncertain. Read it, and weigh what we say.

BuyBloc is an independent company. It is not part of the government, HMDA, GHMC or TS-RERA. Public records shown on BuyBloc are copies for your convenience. For official records, go to the government's own portals.

Is it free

For buyers, yes, for most things.

  • The map, spot reports, Ask, the calculators and the BuyRight forum are free.
  • Most of them work without an account.
  • Listing your property is free.
  • Joining a buying group takes a commitment fee. The part Groups and blocs explains it.

Beta notes

BuyBloc is in beta. That means we are still learning from real use. Some things you may see:

  • Busy moments. When many people use the site at once, a note may say something like "So many explorers are reading right now". This is normal. It does not mean something is broken. Wait a little and try again.
  • "Mappi will be right back". Mappi sometimes needs a short rest. He returns by himself.
  • Some tools are marked Beta. They are new, and we are checking them.
  • Map layers are added in batches. A layer may be missing in an area for now.

If something looks wrong, use Report a problem on the card where you saw it. You do not need an account.

Finding a home

Search and filters

On the home page, tap the search bar. It works like this:

  1. Pick your city. The lists on the page follow it.
  2. Pick up to three localities in that city.
  3. Set the type of home, your price range and the size you want.
  4. Open the results.

Advanced search lets you filter by locality, type, size and price. Your recent searches wait under the search bar.

You can search by name too. Type a project name, a village or a locality. A search for a RERA number goes straight to that project.

Property lists

BuyBloc keeps a few lists. Each one has its own page.

  • Trending properties: projects many people are looking at now.
  • Signature properties: a short list that BuyBloc picks.
  • Top highlighted properties: projects highlighted by their developers.
  • Owner listings: homes posted by their owners.
  • Localities: a page for each locality, with prices, rents and what is around.

Every card shows the key facts. Tap a card to open the project page.

Heart and wishlist

Tap the heart on a card to save the home to your wishlist. You need to sign in for this. Find your saved homes in Wishlist, or in your account.

Post your property

If you own a home, you can list it for free.

  1. Sign in with your phone number.
  2. Choose Post property.
  3. Add the details, photos and price.

Every listing is reviewed before it goes live. Buyers write to you through BuyBloc.

Home services

The Home services page lists providers by location and rating. Use it for help after you buy, such as interiors or movers.

The explore map

Opening the map

The map is called Mappi on the site. Open it from the home page with Check any location, or from the menu.

Layers load only around a place. So the first step is to pick a place. Use the search bar and type a project, a village, a locality or an address.

The Mappi menu

On Mappi's own address (beta.mappi.in), the Menu button at the top right of the map lists everything the map does, in groups: looking up a place, getting around, water and ground, 3D and over time, layers, drawing and measuring, sharing and saving, and Mappi himself. Tap an item and it opens on the map. Layers and tools added in the last 15 days show a New label, and new layers also head the menu under New on the map. You can also ask Mappi: say "open the menu".

Moving around

On a phone:

  • Drag with one finger to move.
  • Pinch to zoom in and out.
  • Use the turn controls to turn the map.

On a computer:

  • Drag to move.
  • Scroll to zoom.
  • Use the turn controls to turn the map.

Tap the coordinates to copy them. You can choose DEC (decimal) or DMS (degrees, minutes, seconds).

Radius or Map view

You choose how the layers are picked.

  • Radius: layers around the place you picked, within a distance you set.
  • Map view: whatever is on screen as you move.

You can also pick a project and set a radius, to see the layers around it.

Turning layers on and off

The layer list is on the side of the map. On a phone it opens as a sheet.

  • In the simple view, related layers are grouped into topics. They switch on together.
  • In the advanced view, every layer is listed on its own.
  • Use the search box in the list to find a layer. Try metro, lakes, schools or flood points.
  • Layers that cover the ground have a Transparency slider in the legend. Slide it to see the map below.
  • Tap a row in the legend to flash that layer and zoom to it.

Layers you switch off keep their data for a short while. If you switch one back on, it returns at once.

Layer families

The layers come in these families.

Family What it holds
Plans and zoning HMDA master plans and the zoning they show
Lakes, floods and water Lakes and their boundaries, streams and nalas, places that flood, groundwater
Restrictions and risks Power-line corridors, airport height limits and other limits the records list
Getting around Metro, MMTS, bus stops, roads, planned roads and travel time
Schools and hospitals Schools, hospitals and clinics
Shops, parks and services Malls, markets, parks and other services
Noise and air Road noise and air quality
Projects and prices RERA projects and market prices
Villages and boundaries Villages, mandals and other boundaries
Ground, greenery and heat Terrain, green cover and how hot an area runs

The master plans stay separate. The HMDA plans use different legends. So BuyBloc shows each plan as its own layer. It does not merge them into one.

Layer cards, sources and confidence

Every layer shows three things on its card:

  • its source (who published it)
  • its date (how recent the data is)
  • its confidence (how sure we are)

Confidence depends on how fresh the data is, what kind of source it is, and its known limits. A low confidence does not mean the layer is wrong. It means: check this with the office named on the card.

The methodology page explains how each layer is made. There is a link at the foot of the page.

Tap a spot

Tap any spot on the map. A card opens with a short report: water, flood, air, prices and risks for that point.

  • Tap Full report for this spot to open every detail.
  • The report saves as a PDF. It also exports to CSV or JSON.
  • Every line names its source.

The report covers the land, water and flood, air, heat and wind, noise, prices, getting around, what is nearby, and restrictions and risks.

Search a place

The search bar finds:

  • a project, by name or RERA number
  • a village or locality, with its mandal and district
  • a lake, by name, such as Gandipet or Hussain Sagar

Near me

Near me lists schools, hospitals and malls close to the spot, with drive times.

Travel time

Travel time shows how far you can get from a spot in 15 to 90 minutes. It works for driving, walking, cycling and transit.

Travel times are estimates. Real traffic changes them.

Walk access

In a spot's report, On foot from here gives walking minutes to bus stops, schools and parks.

You can also switch on the layer Walking time to a bus stop. It colours every street by the minutes on foot.

An area's card shows how much of the area is within a short walk.

Walk times are estimates made from the street network. They do not know about a blocked path or a missing footbridge.

Compare walks

Compare walk puts places side by side. You can compare wards, villages or mandals, or bus stops and metro stations.

The list is ordered by one measure at a time, which you pick. There is no overall score or rank. Each measure stands on its own.

Rides from a stop

Tap a bus stop or a metro station. You see its routes, and where you can ride without changing.

Nearby areas

Pick a village. The areas around it line up under the search bar. Tap one to move on.

An area's card shows how it has grown since 1985.

Tank catchment

Tap a lake (a tank). A card shows its catchment: the ground whose rain flows to the lake. It shows the streams and where the lake's water goes.

  • Search a lake by name to open its catchment.
  • With a lake open, tap another lake to hop from lake to lake.
  • The card shows the lake's rain day by day. Pick 7, 30 or 90 days, a year, or your own dates.

A spot's card also shows where rain on that spot flows. This comes from the shape of the ground.

The catchments are drawn by BuyBloc from terrain data. They are estimates for understanding, not an official record.

Sun and shade

Sun and shade plays a whole day of shadows in 3D, through the day and the year. Use it to see how towers shade each other and the ground.

This is a Simulation. It is worked out on a computer, not measured on site.

If the plans happen

If the plans happen shows planned roads, metro and the Regional Ring Road near a spot, as the records list them. Plans can change or be delayed.

Flat card

The flat card compares flats in a project by floor, facing, sun, view and noise.

The sun, view, noise and who can see in are Simulations.

Over the years

Over the years shows dated satellite photos of the same ground. Use it to see how a place changed.

Draw and measure

The toolbar helps you draw on the map.

  • Measure a distance or an area, point by point.
  • Draw an outline, then choose Explore this area for a summary of it.
  • Draw a plot, then choose Get details for a report on the whole plot.
  • Long-press the pen to add a text note on the map.
  • Undo with Ctrl+Z. Bring it back with Ctrl+Shift+Z.

Your drawings are sketches. They are not a survey.

Survey numbers on the map

Switch on survey numbers, then zoom right in to read them. The numbers come from the state's cadastral map. The part Land tells you more.

3D buildings

3D buildings shows the towers standing today and the ones planned.

Walk your plot with GPS

You can walk a plot's boundary with your phone's GPS and get a sheet as a PDF. It is a sketch from your walk. It is not a licensed survey.

Share, print and import

  • Share map sends your exact view, layers and drawings.
  • Share your live location for 15 minutes, an hour or 8 hours.
  • Print the map with its legend and sources from the three-dot menu.
  • Import a KML, GPX or GeoJSON file to see it on the map.

What Simulation means

Some figures are not measured. They are worked out on a computer from a model. BuyBloc marks every such figure with a small Simulation label, right at the figure.

Simulations include sun and shadows, daylight in a room, the breeze, traffic noise, the Wi-Fi signal, the view, who can see in, and the furnished walk through.

An Estimate label marks a reading built from models or statistics, such as a water score.

Records and measurements carry no label. These are things such as RERA filings, the state's cadastral map and a monitor's readings.

Tap a label to see what the figure is worked out from.

Confidence and methodology

Confidence tells you how far to rely on a layer or a figure. The methodology page explains how every layer and measure is made, and what it cannot tell you.

Three promises hold throughout:

  • Estimates are labelled as estimates.
  • Missing is shown as missing. If we have not checked something, we say "not checked", never "clear".
  • Nothing is legal, money or valuation advice.

Project pages

What a project page holds

Open a project from a list or from the map. The page holds, from top to bottom, these parts:

  • details and overview
  • price, with a cost sheet
  • amenities
  • location advantages
  • construction progress
  • brochures (sign in to download)
  • reviews
  • groups
  • public records
  • video

You can ask Mappi to scroll to a part. Say "amenities for Anvita Ivana 2", for example.

RERA facts

RERA is the real estate regulator. Telangana's is TS-RERA. A builder files each project with it.

The project page shows what the filing says: the registration number and status, the promoter, the dates and the approved details.

If a project is in the RERA register but BuyBloc cannot place it on the map, the page says so. It is not scored against the map yet.

The 25 measures

BuyBloc rates a project on 25 measures. Each measure has its own reading out of 10, and the page says what the reading rests on.

There is no overall score, no verdict and no rank for a project. You read the measures one by one.

If BuyBloc cannot check a measure, it shows the measure as missing, with the reason. Missing is never turned into an average.

Some serious problems are shown as dealbreakers whatever else the measures say. Examples are court cases against the project, lake or nala land, and a power-line corridor.

Under each reading you can see how it was worked out. The link How the measures are scored opens the methodology page.

Measures in five groups

Location and environment

  • Metro access: how far the nearest metro station is, with the distance to a major road and to the ORR.
  • Schools nearby: schools, hospitals and parks within a set distance.
  • Planned infrastructure: planned roads, metro and works nearby, and how fast the area is building.
  • Noise and pollution: road noise, nearness to industry and landfills, and how hot the area runs.
  • Water: BuyBloc's water score for the place.

Legal and trust

  • Approvals: whether the project is registered with RERA, and the status.
  • Builder track record: the builder's past projects.
  • Litigation: court cases recorded against the project.
  • Land share (UDS): the undivided share of land in the agreement, against a share in proportion to the flat.
  • Delivery timeline: progress against the RERA schedule.

Community and livability

  • Density: flats per acre of the site.
  • Open space around: how much of the site the buildings cover.
  • Amenity capacity: the longest wait at the busiest amenity at peak hours.
  • Lifts: how many flats share each lift.
  • Traffic around: choke points within 500 m, and the distance to a major road.

Flat efficiency and comfort

  • Loading: the share of the area you pay for that is not floor inside your flat.
  • Openness to the sky: how much sky the site sees between buildings.
  • Flats per floor: how many flats share a floor and its lobby.
  • Ceiling height: the floor-to-floor height, from the brochure.
  • Balcony and vastu: the balconies and the vastu layout.

Finance and maintenance

  • Price vs market: the asking price per sq ft against the locality's median.
  • Payment plan: what the plan is worth in today's money against paying at once.
  • Rental yield: the rent a flat can earn after vacancy, maintenance and tax, against its price.
  • Maintenance cost: the monthly charge, as owners report it.
  • Resale activity: sale deeds registered in the locality in the last year.

Several measures need a document that BuyBloc does not hold for every project, such as the brochure or the price sheet. Until it is read, they stay missing.

Pick the kind of buyer you are

A dropdown on the measures lets you pick the kind of buyer you are. The choices are:

  • Balanced Buyer
  • Nesting Family (end use)
  • First-Time Buyer (budget)
  • ROI Rental Investor
  • Luxury or Privacy Seeker
  • Senior Citizen or Retiree
  • Flipper (speculator)

Your pick changes how much each group matters to you, and which measures count. A measure that does not count for your kind of buyer says so. The page remembers your choice in your browser.

It does not add the measures into one number.

Confidence in the readings

Beside the measures you see a confidence figure out of 100. It says how well the readings are backed by data. It does not say whether the project is good.

Area breakdown

The flat card has an area breakdown. It splits the area you pay for into parts, so you can see how much is floor inside your flat.

Words you will meet:

  • Carpet area: the floor inside your flat, wall to wall.
  • Built-up area: carpet area plus the thickness of the walls and balconies.
  • Super built-up area: built-up area plus a share of common areas. The price is often quoted on it.

The loading measure compares them.

Privacy

The privacy reading counts flats, not windows, within 25 m that can see into your flat. It grades them at 7.5 m, 15 m and 25 m. This is a Simulation.

Ask Mappi: "privacy for your unit".

Walk through

Some flats have a walk through in 3D. You move through the rooms of a furnished flat. It also shows the view from the windows and the light.

A flat that is not in 3D yet can be asked for on its flat card, free. Start typing the project's name, builder or RERA number and pick the project from the list. Then give the block and flat number.

This is a Simulation. The furniture is an example, not what the builder gives.

Documents and brochures

Brochures are on the project page. Sign in to download them.

BuyBloc shows what a brochure or a sanctioned plan says, and where it came from. We measure from them. We do not publish a builder's plan again.

Source notes

Look for the small Sources link on cards and figures. It lists who published the data, the date, and any limit.

Report a problem

See a wrong detail? Tap Report a problem on the card. Choose what is wrong and add a note. You do not need an account. We check each report against the source.

Compare and wishlist

Compare projects

Add up to six RERA projects to your compare list. You can add from a project card or from the map. Your list stays with you as you browse.

Open Compare to see them side by side. Each measure stands on its own. There is no total and no winner.

  • Advanced details shows every figure we have.
  • The Localities tab compares asking prices, rents and yields.
  • Save a comparison as a PDF, or share it as a link.

Wishlist

Your wishlist keeps the homes you saved with the heart. Find it in Wishlist, or in your account under Wishlist. You need to sign in.

Site visits

Booking a visit

You can see the free slots without an account. To book, sign in.

  1. Open the project or property.
  2. Go to Visits and meetings.
  3. Choose a type: site visit, video call or webinar.
  4. Pick a free slot.
  5. Confirm.

Times are in Indian Standard Time (IST). Check the time before you confirm. If a slot is taken, pick another.

Reminders

BuyBloc reminds you before a booked meeting.

Type Reminders
Site visit 1 day before, and 2 hours before
Video call 1 day before, and 15 minutes before
Webinar 1 day before, 1 hour before, and 15 minutes before

The WhatsApp box when you book starts unticked. Tick it only if you want updates on WhatsApp.

Your visits

See and manage your bookings in your account under My visits.

Before you go

Open the calculator Beyond the brochure, as a visit plan. It turns a project into a list of checks to do on the day.

Plan your site visits

Plan site visits gives you a day of visits, routed and timed. You give your brief by tapping: there is nothing to type. Open it from Mappi's menu, or tell Mappi "plan site visits". You can also ask in the Ask box, for example "plan site visits under 1 crore near Kollur this Saturday": the answer links to the page with your brief filled in.

  1. When: tap a day (the arrows show later weeks). Tap one or more times of day: 10 to 1, 1 to 5, or 5 to 7. Tap how many visits (2 to 5) and how you travel: car, two-wheeler or metro.
  2. Budget: move the slider. Switch on EMI to give a monthly EMI instead (an Estimate), or Any for no limit.
  3. Home: tap one or more BHK tiles, or none for any. Then tap when you want to move in: Ready, 1 yr, 3 yrs or Any.
  4. Areas: tap up to 5 areas on the map. Each circle shows how many projects the area has. The areas you pick show under the map; tap the cross on one to take it off. Pick none for anywhere. For a short commute, tap the office button on the map, tap where your office is, then tap the longest commute: 30, 45 or 60 minutes, or Any.
  5. What matters: tap up to three wants: Metro, Schools, Quiet, Parks, Dry, Hospital, Shops or Sunlight. Switch on Offers only to see just the projects with an open group deal. Then tap Plan my day.
  6. See the projects that fit, as pictures. Each want shows a tick, a cross or a question mark (not known). There is no score and no rank. Tap the round button on a picture to add a project to the day, or take it out. The projects left out show under a plus button, with an icon for why, such as the budget.
  7. See your day: a map of the route with a number for each visit, then a card for each visit with its time, the project and your wants. The visits are in order of route and time, inside each builder's visit hours. Tap the checklist on a card to see what to check at that hour. A project that did not fit shows faded, with an icon for why.
  8. Book each visit. You can hold up to 5 live site visits when they belong to one plan on one day (otherwise 3), and one visit per project per slot.
  9. Share the day: as a picture, in your calendar, as a link, or copy it as text.

Travel times between visits are estimates, labelled "Estimate", unless you choose live traffic (signed in, uses coins, not for metro). The plan is made from BuyBloc's own data, with no AI. A plan opened from a shared link keeps the hours it was made with.

You can also pick the projects first. Tap "Add to planner" on a listing card (beside "Compare"), on a project's page, on the compare page, or on a project's card and search bar on the map. It works only for BuyBloc listings: a RERA project with no listing cannot be planned yet. Up to 5 projects fit, as many as one day holds. The list stays in this browser. A "Planner" pill then shows at the foot of the page: tap it to plan the day with those projects. If you open Plan site visits on its own, it starts from your planner, and a project you take out there leaves the planner too.

Know the place, before you own a place in it.

Groups and blocs

What a bloc is

A bloc is a group of buyers who want a home in the same project, with matching timelines. They join together so that BuyBloc's negotiation team can ask the developer for better prices and terms.

Group buying does not mean owning a flat together. Every buyer buys their own flat, in their own name. Each keeps their own ownership. Buyers join only to negotiate a better deal.

Tiers

As more buyers join, the bloc climbs. The tiers are:

  • BRONZE BLOC
  • SILVER BLOC
  • GOLD BLOC

A group can also have higher tiers, PLATINUM BLOC and DIAMOND BLOC. Each tier shows its own discount. It is a number of rupees off each sq ft on the base price, or a percentage. The group page shows how many more buyers the next tier needs.

The discount is what BuyBloc asks the developer for. It becomes yours when the developer gives it. The group page and your group's updates tell you the result.

Joining a group

  1. Sign in with your phone number.
  2. Open the project and go to its group.
  3. Read the group's page: tiers, closing date and fee.
  4. Pay the commitment fee to join.

Each group has its own fee and closing date. You see them before you pay.

The commitment fee

The fee shows you are serious. Here is how it works:

  • You get the fee back in full if you leave at least 5 days before the group closes.
  • You get it back in full if the group does not go ahead.
  • If you leave later than that, you do not get it back.
  • BuyBloc keeps the fee if the group goes ahead.

Early bird

Early on, a group needs buyers to get started. While a group has fewer buyers than its minimum, the first buyers pay less of the fee.

  • The 1st buyer gets 75 percent off the fee.
  • Each next buyer gets 15 points less: 60, then 45, then 30, then 15, then 0.
  • Once the minimum is met, everyone pays the full fee.

If you leave and get a refund, you get back what you actually paid.

Minimum number of buyers

Every group has a minimum number of buyers. Staff set it. If a group has not set one, the minimum is the number for its first tier.

If a group is below its minimum when it closes for good, it does not go ahead. Everyone is refunded in full.

Show Interest

Some projects have no open group yet. You can Show Interest on those.

  • You pay 20 percent of the standard commitment fee.
  • BuyBloc takes the count of interested buyers to the developer.
  • When a group opens, you are invited and a place is held for you.
  • You then have 7 days to pay the rest. If you do not, you are refunded.
  • Reminders come on day 1, day 4 and day 6 of the 7 days.
  • BuyBloc sends you an update every 14 days while you wait.
  • Your money is never held longer than you agree. After 60 days with no group, BuyBloc asks: keep waiting or take it back? It asks up to three times, 3 days apart. If you do not answer, you get a full refund.

Waitlist

A full group has a waitlist.

  • You pay 20 percent of the group's fee to wait.
  • When a place opens, places go to the waitlist first. You pay the rest.
  • While a place is open, you get a reminder once a day, up to three. After the last one, if you still have not taken the place, you are taken off the list a day later.
  • If you leave the waitlist, or never get a place, your deposit is refunded in full.

Extension

Near the end, a group may be offered more time. This happens only when the group is below its minimum, or when a better tier is still open.

Take a group that runs 30 days as an example.

  • On day 20, each member is asked: extend or not? Each member chooses for themselves. There is no vote.
  • Members who have not answered get reminders on days 20, 23 and 27. The last one says that no answer counts as not extending.
  • Day 25 is the last day to leave with a refund.
  • On day 30, members who chose to extend stay for 15 more days, to day 45. The last day to leave with a refund then is day 40. They get the tier the group reaches by then.
  • Members who did not extend keep the day 30 tier if the group met its minimum. If the group did not meet it, they are refunded in full.

A group can be extended once. At the final close, a group still below its minimum does not go ahead, and everyone is refunded in full.

Refer and earn

Some groups have refer and earn. If you refer a friend, you can get a further amount off each sq ft, on the base price.

  • Each group sets its own amount, its cap, and an extra bump if the bloc moves up after your friend joined.
  • You get your referral code on the group page. Share it with your friend.
  • A referral counts when your friend reaches a set step. The group page tells you which one: paying the token, paying the booking amount (the down payment), or getting the first loan payment.
  • BuyBloc checks referrals for misuse. A held referral does not count until staff look at it.

See your referrals in your account.

Limit of three open groups

You can be in at most 3 open groups at once. A group is open until staff record what happened to it, or its closing date passes. Being on a waitlist does not count.

The limit is checked before you pay.

The developer step

When a group closes and goes ahead, BuyBloc's team takes the result to the developer. Then each buyer follows their own booking with the developer. The steps are, in order:

  1. Enquiry
  2. Referred to the builder
  3. Site visit
  4. EOI or token paid
  5. Booking confirmed
  6. Booking amount paid
  7. Agreement signed
  8. Loan sanctioned
  9. First loan disbursement
  10. Payment
  11. Registration
  12. Possession

Money for the flat goes straight to the builder's account. BuyBloc never holds it. BuyBloc records the steps only to follow the booking.

Refunds

Refunds are sent automatically. You do not need to ask. A refund is queued when:

  • you leave before the cut-off day (5 days before the group closes)
  • the group does not go ahead
  • a waitlist place never opens
  • a Show Interest group does not open, or you take it back

See your refunds in your account under Refund History.

BuyBloc sends alerts about a group you follow. For example, deadline warnings 7, 3 and 1 days before it closes. Results, receipts and refunds always reach you, even if you switch off the other messages.

Land

Find land

The Land page lists plots and farm land. Owners, agents and BuyBloc post it. Each posting has an outline that was walked with a phone's GPS, and two reviewers check it before it goes live. Each shows what public records show about the ground.

Filter the listings. You can pick a village. Land that is priced on request is left out of price filters.

Land is in a pilot. If you see a note that it is not open yet, check again later.

The state's cadastral map

A cadastral map shows land parcels and their survey numbers. Telangana's is kept by the state (TGRAC, shown in Bhu Bharati).

BuyBloc uses the state's cadastral map for two things:

  • the survey numbers of a village
  • the boundary of a village

A village's survey numbers are the parcels that the state's cadastral map records under that village's name. A parcel recorded under another village is never listed as this village's.

Sketches, not a survey

BuyBloc draws village and plot outlines from the state's cadastral map. These drawings are sketches. They are not a survey. They are not drawn to survey accuracy. They are not a legal boundary.

If the state's cadastral map cannot be read, BuyBloc may show the register outline instead. It says so when it does. That outline was drawn separately and can be off by hundreds of metres.

For official records, use the government's own portals, such as Bhu Bharati. Have a lawyer check the title.

Post your land

You can post land for free.

  1. Sign in.
  2. Choose Post your land.
  3. Pick the survey numbers of the plot. Tap them on the satellite map, or find them by village.
  4. Walk the plot's outline with your phone. Or draw it.
  5. Add the extent from your documents (optional), and a note about water, fencing and what is around.
  6. Send it.

Two reviewers check it before it goes live. If you change a posting later, buyers keep seeing the approved version until two reviewers approve your change.

BuyBloc does not see or check your documents. Buyers ask you for them. A RERA number you give is checked on the TS-RERA website.

Buyers write to you through BuyBloc. Your phone number is never shown. See your postings in your account under My Land.

On site AR

On a land listing or a project, an On site view can use your phone's camera. It lays lines over the real ground, such as lake boundaries and roads, as the records show them.

The lines come from records and have limits. Phone GPS can be off by several metres. Treat the view as a guide. It is not a boundary.

The camera asks for your permission first.

BuyBloc does not lend money. The calculators help you work out numbers. Ask the bank and the developer for the facts.

The cost sheet

The cost sheet is free and needs no sign-up. It adds GST, stamp duty and registration, corpus and other charges to the base price. It shows what the loan covers and what you pay yourself. You can save it as a PDF.

Price reports

The Price reports page shows what buyers were quoted and what they paid, by project. Use it to compare an asking price with real figures.

A project page also has a part on what buyers were quoted and paid.

Registration figures from IGRS are labelled as such. They come from the government's registration records.

Infrastructure timeline

The Infrastructure page lists planned roads, metro and other public works project by project. Each stage has a date, as exact as its source gives it. Each stage names its source. You can filter the list, and open a project to read every stage's note.

Plans can change. The page shows what the sources say at the time.

Reading a quoted price

A quoted price is not always the price you pay. Check what is included: car park, club fee, GST, registration.

BuyRight forum

What BuyRight is

BuyRight is BuyBloc's community forum. Home buyers in Hyderabad help each other with projects, areas, RERA, master plans, loans, group buying and site visits. Open it from Community.

Anonymous, no sign-in

Nobody signs in to BuyRight.

  • You get a random name the first time you post, such as Quiet Otter 27, and a picture of that creature.
  • Your post goes live at once.

  • The forum never stores your IP address. Indian law asks for a record of connections for 180 days. It is locked with a key that is not on our servers. It is deleted after 180 days.
  • Cookies cleared, or another device, means a new name.

Your mobile network still knows what it knows, and what you write can point to you. Keep personal details out of your posts.

Reading and posting

Anyone can read. To post, press Start a Discussion or Reply. The forum makes your name and opens the writing box.

Talking to Mappi

Open Mappi

Tap Mappi in the corner of any page. A small menu opens:

  • Tours: each tour is a pass with a short line on what it shows. Tap a pass to start it. On the map they are the guided walkthrough, the quick overview and Explore Hyderabad, and a tour of any card you have open.
  • On your own: the things you can do yourself on this page, such as Find a project or Explore lakes. Tap one and Mappi tells you how.
  • Ask BuyBloc: places, rules, groups and listings
  • Talk to Mappi, hands-free (beta)
  • Give feedback, or request a feature
  • Join our WhatsApp community
  • Mappi's voice, look and Do not disturb

Tips

Mappi shows short tips for the page you are on. They are about things you might not have seen.

Tours

Mappi can walk you through a page. He points at each part and says what it is. There are tours of the home page, the lists, the map and more. He offers one when you arrive on a page. You can say no.

The city tour, Explore Hyderabad, goes round the map: know the place, before you own a place in it. Take a ready-made trip, or choose what you would like to see: history, palaces and forts, culture and faith, museums, food, shopping, places to be, family and kids, lakes and nature, new Hyderabad, where it's growing, neighbourhoods to live, metro, roads and the airport, day trips, and weekend getaways.

  • Ready-made trips by time: Hyderabad in a day, in 2, 3 or 4 days, and a relaxed weekend.
  • Ready-made trips by theme: the old city, the lakes, the IT west, where the city is growing, a food trail, a day with kids, temples, mosques and churches, palaces and forts, a house-hunting weekend, and day trips from Hyderabad.
  • Weekend getaways, 100 to 500 km out, each as a stay of 2, 3 or 4 days: Bidar, Nagarjuna Sagar, Warangal and Ramappa, Srisailam, Kuntala and Basar, Bogatha and Laknavaram, Gandikota and the Belum Caves, and Hampi. Pick the length on the trip's first card.
  • Plan my visit, on any stop, gives a day-by-day plan to see the places for real. Share it as pictures, one card per day with the places and a map of the route, or copy it, or share the link: the link opens the same trip.
  • Ask Mappi "plan a 2 day trip" or "take me on the food trail". The Ask box answers trip questions with the same plans.

Ask

Ask answers questions about a place or a rule, in English, Telugu or Hindi.

  • Answers come from BuyBloc's records and name their sources.
  • Ask reports what the records show. It does not say a place is good, or that something is fine to do. It tells you which office to confirm with.
  • Written answers from AI are in beta. They stay off until you turn them on.
  • Your question goes to an AI service. BuyBloc takes out phone numbers, emails and ID numbers it finds, but please leave them out.

Commands

You can tell Mappi what to show. Type it, or tap the mic and say it. For example:

  • "privacy for Anvita Ivana 2"
  • "balcony view for Anvita Ivana 2"
  • "E-1004 in 3D for Anvita Ivana 2"
  • "take me to the amenity section of Anvita Ivana 2"
  • "what can I walk to"
  • "what buses stop here"
  • "areas near Kollur"
  • "catchment of Osman Sagar"
  • "plan site visits" or "my planner" (opens Plan site visits, with the projects in your planner)
  • "open help" or "how do groups work" (opens this Help page at the right section)

On the map, a command opens the right card. On a project's page, it scrolls to the part.

Things Mappi can show include:

  • Privacy, view, 3D, floor plan efficiency, the flat card
  • Sun and shade, wind, noise
  • Near me, if the plans happen, the project card
  • Amenities, price, location, construction progress, brochure, reviews, groups, public records, details, video
  • Lake catchment, on foot from here, where rain flows, rides from a stop, nearby areas
  • Your data, the privacy notice and notification settings
  • Plan site visits

Talk hands-free

Tap the mic and talk. This is hands-free talk, in beta.

  • Mappi listens again after each answer.
  • Talk over him to stop him.
  • Say "stop talking" to end it.
  • The voice tools load only when you tap the mic.

You need to allow the microphone. If you say no, you can still type.

Voice, look and quiet

In Mappi's settings you can:

  • turn his voice on or off, and set the volume
  • pick his look and voice
  • switch on Do not disturb

Do not disturb sends him to the corner, smaller. He gives no tips, asides or reactions until you wake him.

What Mappi will not say

Mappi reports what records show, and says who published them. He will not tell you that a plot is fine to buy, that a building can go up, that something is permitted, or that you should buy. He says where the records are thin or missing.

For anything important, confirm with the authority concerned (HMDA, GHMC, TS-RERA or the Tahsildar) and have a lawyer check the title.

How Mappi learns

Mappi learns from use. What he learns goes live only after BuyBloc staff approve it.

Troubleshooting

The site is slow

  • Wait a moment. Busy notes are normal in beta.
  • Check your connection. On a weak network, load one page at a time.
  • Close other tabs and apps.
  • Reload the page.

The map does not load

  • Check your connection and reload.
  • Pick a place first. Layers load only around a place.
  • Zoom in. Some layers show only when you are close.
  • Try another browser.

A layer is empty

The layer may not be added for that area yet. Or there may be nothing of that kind there. Check the layer card for its source and date.

Mappi says he will be right back

He is resting for a short time. Wait a little. You can still use the rest of the site.

Location permission

Some tools ask where you are, such as Near me and the live location. If you said no by mistake:

  1. Open your browser's site settings.
  2. Find Location for this site.
  3. Allow it.
  4. Reload the page.

You can always search for a place instead.

Camera for AR

The On site view needs the camera. Allow it in the same way as location. Use it outdoors, in good light. Keep the phone steady.

Microphone for voice

Hands-free talk and the mic need the microphone. Allow it in your browser's site settings. If you do not want to talk, type to Mappi.

I cannot sign in

  • Check your phone number.
  • Wait for the code. It can take a minute.
  • Do not ask for many codes in a row.
  • Still stuck? Wait a few minutes and try again, or contact us.

I did not get a refund

Refunds are sent automatically, and show under Refund History in your account. If one seems late, raise a support ticket.

Something looks wrong

Tap Report a problem on the card. We check each report against the source.
