Flyovers and Their Effect on Adjacent Property
Flyovers carry traffic over an area rather than into it. An overview of who benefits and who does not.
Updated

Flyover announcements are generally received as favourable news. The recorded effects are mixed and depend on position relative to the structure.
For through traffic, the benefit is clear. For property directly beneath or immediately alongside, the effects commonly reported are loss of light and privacy on lower floors, continuous elevated noise, the visual mass of the structure, and extended construction disruption during which access is restricted.
Ground-floor retail is frequently identified as most affected, a flyover carrying traffic over rather than past frontages. Several Indian cities have recorded material decline in previously active high streets following the opening of an elevated corridor.
The beneficiaries are generally properties a few streets away, which gain the improved travel time without the structure.
Where a flyover is planned near a property under consideration, the matters examined include the alignment and the location of ramps, congestion tending to concentrate at ramp ends; which floors will face the deck; the scheduled construction period; and how the available discount compares against several years of disruption preceding any benefit.
