Pranathi's Kiara is an apartment project in Tellapur, Hyderabad, by Pranathi Constructions. What the TS-RERA filing (P01100005770) records: buildings of up to 15 floors with 360 homes, on about 3.3 acres. HMDA is the approving authority. The filing gives 2 November 2022 as its approval date and 30 March 2027 as its completion date. It reports 9% of the works done and no homes booked yet. From the builder's brochure: 360 homes in three blocks of 15 floors on 3.30 acres, with 70% open space, a 25,000 sq ft central courtyard and a six-level clubhouse of 25,000 sq ft. Homes are 2 and 3 BHK of 1,300 to 2,035 sq ft. A few points worth confirming: The brochure lists 2 and 3 BHK homes, but its 1,410 sq ft plan shows two bedrooms and a study, and its parking note mentions 2.5 BHK homes; the builder can confirm the type. The map pin marks the centre of the village the filing names, not the plot itself; the builder can share the exact location. Figures are as filed and published by the builder.
