Svadha Mackenna's is an apartment project in Kollur, Hyderabad, by Svadha Group. What the TS-RERA filing (P01100005647) records: buildings of up to 15 floors with 492 homes, on about 4.39 acres. HMDA is the approving authority. The filing gives 9 December 2022 as its approval date and 9 April 2029 as its completion date. It reports 76.2% of the works done and 315 of the homes booked. From the builder's brochure: 492 homes in three towers of G+14 floors on 3.85 acres, with 2, 2.5 and 3 BHK homes of 1,135 to 2,530 sq ft. It gives 67.5% open space, a four-level clubhouse (Club Luxe) and two levels of car parking. A few points worth confirming: The plans do not name home types; the BHK types here are read from the bedrooms and study rooms drawn on each plan, and some sizes occur as both 2 and 2.5 BHK. Sizes are not labelled saleable or carpet and differ between full-balcony and half-balcony floors; the smallest home on the plans is 1,145 sq ft, against 1,135 sq ft in the overview. The brochure we have does not print a RERA number; the register lists Svadha Mackenna S (P01100005647) in Kollur, which matches this project's name and area, and the builder can confirm it is the same. The filing's unit table counts 487 homes (132 2 BHK, 103 2.5 BHK and 252 3 BHK) against 492 in its total, so the builder can confirm the final count. The map pin comes from a Google Maps match to the project's name, so it shows the neighbourhood well but may not sit on the plot itself. Figures are as filed and published by the builder.
