The 41 West (The Edition)

The 41 West (The Edition) is an apartment project at Khanamet, near Hitech City, Hyderabad, by Savya Realty LLP. From the builder's brochure: 151 homes on 2.45 acres in a building of 19 floors, 3.5 BHK homes of 3,555 sq ft and 4.5 BHK homes of 4,444 and 5,555 sq ft (super built-up, each with a maid's room), eight homes a floor with two to each lift lobby, and a clubhouse of 35,000 sq ft. The price sheet with the brochure quotes a base price of ₹12,500 a sq ft, with a floor rise of ₹30 a floor from the 6th floor, PLC of ₹200 a sq ft, infrastructure charges of ₹400 a sq ft, clubhouse charges of ₹250 a sq ft, a corpus fund of ₹100 a sq ft, two years' advance maintenance at ₹150 a sq ft plus GST, ₹4,00,000 for each car parking slot and ₹25,000 plus GST for legal and documentation, with a booking advance of ₹10 lakh plus GST. A few points worth confirming: The brochure does not print a RERA registration number. The TS-RERA register lists a project named The Edition by Savya Realty LLP (P02400009340) on survey number 41/14 of Khanamet; the builder can confirm that it is this project. The brochure's pages call the project The Edition; its price sheet calls it The 41 West. The brochure says 151 homes; eight homes a floor over 19 floors would be 152, the count the register records for The Edition. The map pin comes from a Google Maps match to the project's name, so it shows the neighbourhood well but may not sit on the plot itself. Figures are as published by the builder.
