How Is a Developer's Track Record Assessed?
Past delivery is the most commonly cited predictor of future delivery. An overview of how it is researched.
Updated

The research described costs little beyond time.
Completed projects are visited rather than sales galleries, with preference for one delivered five or more years earlier, that being where construction quality becomes apparent. External plaster, seepage, basement condition, lift performance and the state of common areas are examined.
Residents are consulted without a sales representative present, on three points: whether possession was on time, what problems appeared after handover, and whether the developer responded to the defect list.
Regulatory records disclose the promoter's registered projects, declared timelines, extensions and any complaints or orders.
Court records and press coverage are searched for disputes involving the entity, noting that developers frequently use separate companies per project, so the group name is searched alongside.
The contracting entity is identified, together with whether it owns the land or is developing under a joint development agreement.
Funding structure is examined, projects funded largely by buyer collections being more exposed to a sales slowdown than those with institutional backing.
The observation drawn is that a discount from a developer with a weak delivery record represents compensation for risk rather than value.
