Timelines for Rectifying Handover Defects
The agreement and the defect liability provisions frame the period. An overview of how rectification is tracked.
Updated

No universal period applies to snag rectification specifically, with two sources framing it.
The agreement, many of which specify a rectification window for handover snags.
The defect liability provision under RERA, under which structural defects and defects in workmanship, quality or provision of services notified within a defined period from handover - commonly five years - are rectified without further charge, with a response window and a compensation entitlement where the promoter fails to act.
How it is tracked in practice: the snag list submitted in writing with photographs and agreed dates against each item acknowledged in writing; re-inspection after rectification with items closed individually in writing; and escalation in writing rather than by telephone where dates move, the record being what matters subsequently.
For common areas, the same process operated by the association, with an independent technical audit commissioned before the defect liability period expires - described as the highest-return expenditure an association makes.
The expiry date is generally diarised at handover with a reminder six months in advance.
