Once a sale deed is registered, its contents stand as executed. Correcting even an evident error requires a separate registered instrument - a rectification or correction deed - executed by the same parties.

The errors commonly addressed are a misspelt name, an incorrect survey or unit number, an inaccurate extent or boundary description, a missing undivided share figure, and typographical errors in the consideration.

The practical constraint is that the seller's cooperation is required. Where the seller has relocated, become unreachable, fallen out with the purchaser, or died, obtaining execution ranges from inconvenient to impracticable, with heirs potentially becoming involved - which is the reason errors are generally addressed before registration.

Its scope covers genuine clerical or descriptive errors. It is not used to alter the substance of a transaction - a different property, price or parties - which would constitute a fresh transfer with its own implications.

Prevention takes the form of reading the engrossed deed before signature for names, spellings, identifiers, area, undivided share, parking, consideration and the property schedule.
