Property disputes are generally determined by which party can produce the relevant document, memory and verbal assurance carrying limited weight.
The file described in buyer guidance accumulates from the first day.
At purchase: the brochure and price list as presented, the cost sheet, payment receipts, the allotment letter, the agreement, the sanctioned plan, and the regulatory filing as it stood at booking, together with dated screenshots of the developer's site and listing.
Through construction: correspondence, dated photographs of the site at each visit, and written records of verbal commitments - a short email confirming what was discussed converting a conversation into a record irrespective of whether it is answered.
At handover: the snag list, occupancy and completion certificates, fire NOC, warranties and the handover document.
As an owner: maintenance receipts, municipal payments, the mutation certificate, meeting notices and minutes, and correspondence with the association.
Digital copies in two locations and originals in secure storage are the arrangements commonly described. The observation most frequently reported by residents in protracted disputes is that contemporaneous records would have altered the outcome.
