Preparing an Apartment for Sale
Modest targeted work affects both price and time to sell. An overview of what is generally done and what is not.
Updated

Buyers are generally described as forming an impression within the first minute, largely from inexpensive elements.
Commonly undertaken: a fresh coat of neutral paint; deep cleaning including windows, grouting and bathroom fittings; repair of small defects such as dripping taps, sticking doors, failed bulbs and cracked switch plates; decluttering, empty space reading as larger; and maximising light through clean windows, working fixtures and open curtains.
Commonly avoided: full kitchen replacement, bathroom reconstruction or expensive flooring, these seldom recovering their cost and the subsequent owner generally holding different preferences. The distinction drawn is between repairing what is broken and upgrading what appears dated.
Documentation is described as carrying comparable weight: the registered deed, occupancy certificate, approved plan, municipal receipts, mutation record, maintenance no-dues certificate, loan closure documents where applicable, and the association's contact for the purchaser's advocate. A complete file is associated with faster transactions and fewer price adjustments during verification.
Presentation at viewings: timing for best light, airing the unit, and ensuring common areas and the lift lobby are clean, purchasers assessing the building alongside the unit.
