Kompally: Locality Overview

Kompally lies on the northern corridor toward Medchal and is the most developed of the northern suburbs, with a mix of villa projects, gated apartments and independent housing.

The characteristics cited are established social infrastructure - schools, hospitals, restaurants and retail all operating rather than planned; a distinctive supply of villas and low-rise projects difficult to find at comparable prices in the west; reasonable ORR access and connectivity to the city centre via the highway; and employment nearby in the northern pharmaceutical and industrial belt.

The corresponding considerations are a long and congested peak commute to the western IT core, which limits demand from that segment; highway traffic affecting properties near the carriageway; and water supply varying by pocket.

Matters examined include actual commute time to the relevant workplace at peak, water source given borewell reliance in parts of the belt, whether the property sits within municipal limits, and, for villa projects, the maintenance arrangement and responsibility for internal roads and common infrastructure after handover.
