How Much Capital a Purchase Requires Upfront
The unfunded share is one component among several. An overview of the full upfront requirement.
Updated

The commonly quoted figure - the share a lender will not fund - represents the first component.
Added to it: registration and related statutory charges, which are generally not financed; loan processing, legal, valuation and documentation charges; brokerage where applicable; and any valuation shortfall, lenders funding a percentage of assessed value rather than the negotiated price.
Then fit-out, which for a handed-over shell is frequently the largest item after the property itself - kitchen, wardrobes, lighting, flooring upgrades and appliances.
Then a reserve, commonly six months of instalments and living costs held liquid and separate, described as the difference between a manageable setback and a default.
The planning figure frequently cited is a fully loaded requirement running around a quarter above the property's quoted price, of which the lender funds the eligible portion of the base cost only.
The pattern reported where this is not provided for is savings exhausted on the down payment followed by fit-out financed through personal loans and cards at considerably higher rates, with an additional year of accumulation described as improving a purchase more than most negotiations.
