Corner plots front two roads, which produces more natural light and ventilation, greater design flexibility including two possible entrances, better visibility where any commercial use is permitted, and easier vehicle access.
The corresponding characteristics are setbacks applying on two road-facing sides rather than one, reducing the buildable footprint relative to plot area; more boundary wall, road noise and dust; slightly reduced privacy; and a premium in most layouts, in some cases substantial.
What is examined is the setback requirement for each frontage under the applicable building rules and the resulting buildable area; which directions the two frontages face, a north-and-east corner being regarded more favourably than a south-west one in this climate; road widths on both sides, which can affect permissible height; and whether the corner sits at a junction with queueing traffic or U-turn activity.
The position generally described is that a moderate premium corresponds to favourable orientation and manageable setback loss, while a substantial premium paid for frontage alone is less well supported.
