Under RERA, a promoter is required to develop a project in accordance with the sanctioned plans and specifications approved by the authority. Alterations to an individual apartment require the allottee's consent, and changes to the sanctioned plans or common areas generally require the consent of a large majority of allottees.

The situations to which this is commonly applied are a tower appearing on what was open space, a clubhouse relocated or reduced, an increased unit count, or a changed unit layout.

What reliance on the provision requires is the sanctioned plan as it stood at booking, obtained from the authority's records rather than the marketing set, together with the brochure and layout presented, ideally with dated screenshots of the website and listing.

The steps described are formal written correspondence to the promoter's registered address setting out the change and requesting the approval under which it was made, coordination with other allottees since collective action carries more weight and distributes cost, and escalation to the regulatory authority where the response is inadequate.

Unilateral suspension of payments without advice is noted as capable of placing an allottee in breach.
