Basement and Surface Parking Compared
Parking type affects open space, temperature, security and running cost. An overview of what is examined in each.
Updated

Surface parking is inexpensive to construct and avoids excavation. It also occupies the ground plane, substitutes asphalt for landscape, raises local temperature and leaves vehicles exposed.
Basement parking releases the ground for open space and shelters vehicles, while introducing engineering requirements: mechanical ventilation, fire detection and sprinklers, adequate lighting, waterproofing and pumped drainage. Each represents a running cost for the association and each is visibly apparent when neglected.
The inspection commonly described at a completed project focuses on the basement rather than the show unit: water staining on walls and columns, standing water near ramps, operating exhaust fans, functioning lighting, and sprinkler heads installed rather than capped.
Ramp gradient and turning radius are examined alongside, tight ramps being associated with daily vehicle damage and peak-hour bottlenecks, together with headroom for larger vehicles.
Allocation is the further matter raised: how many slots accompany the unit, whether they are specifically identified, and whether parking is conveyed within the sale deed or allotted by letter. Undocumented parking is among the most persistently reported sources of dispute following handover.
