Ceiling Height and How It Is Measured
Finished clear height differs from slab-to-slab height. An overview of what the figure affects and how it is verified.
Updated

Flooring and fittings receive close attention during a viewing and are replaceable. Ceiling height is permanent and is examined less often.
Standard apartment construction provides a floor-to-ceiling clearance within a familiar range, with premium projects adding several inches. The difference affects the perception of space at identical floor area, the depth to which daylight penetrates from the same window, ventilation, and the accommodation of full-height storage, larger windows and layered lighting.
The figure that determines the outcome is the finished clear height, measured after flooring is laid and any false ceiling installed. Quoted heights are frequently slab-to-slab, which includes the slab thickness and flooring that is not occupied space.
Service routing is examined alongside. False ceilings for ducted air conditioning, plumbing or fire sprinklers consume a band in corridors, bathrooms and occasionally living areas, so a generous slab height with heavy routing can produce less clear height than a modest one planned efficiently.
Verification described in buyer guidance is measurement in the sample unit rather than reliance on the brochure figure, including in balconies and bedrooms, which are sometimes lower than the main living area.
